Why Mortar Type Selection Matters

Mortar is not interchangeable across job types. ASTM C270 sets two paths for classifying mortar: a proportion specification based on volume ratios of cement, lime, and sand, and a property specification based on lab-tested compressive strength.

Type N mortar suits most above-grade brick and block walls in residential construction. Type S steps up cement content for exterior walls exposed to more load or moisture, and Type M is reserved for foundations and structures carrying heavy compressive load.

Joint thickness changes total mortar volume more than most contractors expect. Moving from a 3/8 in joint to a 1/2 in joint on the same wall increases mortar volume by roughly a third, which directly increases bag count. Pre-mixed bags cover most residential jobs efficiently. An 80 lb bag yields about 0.6 cubic feet of mortar, and a 60 lb bag yields about 0.45 cubic feet, so bag count scales directly with total mortar volume calculated above.

Site mixing from bulk cement, sand, and lime becomes more economical on larger commercial jobs. Mixing water generally runs 5 to 6 quarts per 80 lb bag and about 4 quarts per 60 lb bag, added gradually until the mortar holds a ridge without slumping or cracking.
