A drywall estimate should not stop at board count. At a minimum, it should include gross area, deductions for major openings, sheet count with waste, tape, compound, screws, corner bead, labor assumptions, and delivery.

A 12 × 12 room with 8 ft walls has 384 ft² of wall area before openings. Add 144 ft² if the ceiling is included, subtract doors and windows, then divide by your selected sheet coverage and add waste.

Should I use 4 × 8 or 4 × 12 drywall sheets? +

Use 4 × 8 sheets where access is tight or handling is a concern. Use 4 × 12 sheets on long, open walls or ceilings where fewer seams can save finishing time.

How much joint compound does drywall usually need? +

That depends on finish level and crew method. For planning, one 4.5-gallon bucket per roughly 350 to 500 ft² is a practical starting range, with more compound needed for Level 5 work.

Do I subtract windows and doors? +

Most estimators subtract large openings because they affect net area, especially in room-level takeoffs. Some manufacturer calculators do not subtract them, so your method should match your purchasing and waste practice.

What waste factor should I use for drywall? +
